1. Judulnya sudah di rubah sesuai dengan komeng, ditambahin KPR aka kredit biar nggak bingung dan menyinggung yang mampu beli cash.

2. Kalau soal pamer atau riya, coba dah agan ngaca dulu. Mending bangga beli rumah KPR atau bangga sudah kimpoi terus share resepsi yang ok, honeymoon etc padahal semuanya dari mamih papih, seringkan dapet orang pamer kimpoian bermewah-mewah ria di sosial media padahal itu esensinya apa? Bikin agan kimpoi dengan resepsi yang lebih wah? Kalau thread ane menginspirasi agan untuk bisa beli rumah sendiri, sekalipun kredit.

3. Soal ngambilin barang dari kantor, walaupun cuma tisu dan perintilan kecil buat sehari-hari, memang jadi perdebatan, dilain pihak everyone must survive (Jakarta booo) tapi sekecil apapun itu tetep aja nyolong. Biarlah itu jadi urusan pribadi ane dan berkat sharing ane jadi berhenti. (Soalnya kepikiran terus)

Ane punya kabar gembira nih, sebulan yang lalu ane berhasil beli sebuah rumah di kawasan (dirahasiakan) tapi pinggiran Jakarta (nggak sejauh Bogor, Tangerang or Depok) dekat dengan station kereta karena ane belum mampu beli kendaraan. Alhamdulillah ane bisa beli sebelum umur 30 dan nggak pake duit orang tua ataupun mertua, pokoknya murni hasil kerja keras ane membabu di ibu kota.

Jadi sebulan lalu udah booking fee sama DP, sekarang tinggal nunggu interview KPR, semua sarat udah ane penuhin semua sarat tinggal nunggu dipanggil sama tranfer aja perbulan buat full uang muka sampai rumah jadi. Soalnya rumah ini indent di sebuah perumahan cluster yang part 2, kira-kira setahunan baru jadi tuh rumah.

Insyaloh kalau semua beres dan sudah jadi ane tinggal transfer cicilan KPR 1,4 jeti + listrik+ air aja perbulannya dan ini masih bisa ane handle dengan gaji bulanan, sekalian ane mau cari pasangan yang siap sedia jadi abis akad udah ada rumah baruuuuuuuu. "AMIN!!!"

Jadi sekarang ane mau share gimana caranya ane bisa beli rumah:

1. 30% tabungan dari gaji.
Pertama, ane udah nabung dari semenjak pertama kali kerja dan gaji pertama ane cuma Rp1,8. Sebisa mungkin ane selalu usahin dapet 30% buat tabungan. Ane juga pindah-pindah kerja demi peningkatan hidup, makin besar gaji makin besar tabungan, bukan malah berkurang atau tetep.

Soal bertahan hidup itu urusan masing-masing. Ane kost gan, dan suka banget nyentilin barang-barang kantor semisal air aqua ane selalu ambil pake botol aqua 1 liter, terus tissu ane sikat dari kamar mandi. Apapun yang ane bisa ambil dan kepake buat kebutuhan sehari-hari ane sikat gan!! Tapi bukan yang barang mahal ya!

2. Invest jangan cuma tabung!
Setelah satu tahun nabung ane mikir gan, kalau begini aja bakal lama! Makannya ane cari investasi dan ane pilih invest di sebuah bank (tdk sebutkan) dengan takaran 60% saham, 20% tabungan dan 20%asuransi. Nah, setelah dua tahun ane cabut ini investasi terus duitnya dicairkan buat beli rumah, dari sinilah seluruh uang muka ane yang puluhan juta untuk uang muka berasal.

3. Manfaatkan KPR sejahtera
Agan harus tahun kalau ada KPR sejahtera untuk menengah ke bawah (silahkan googling) ane pake KPR ini tapi inget, KPR sejahtera hanya untuk gaji di bawah 4 jeti! Kalau lebih anda bakalan di tolak! Terus apa lebihnya KPR sejahtera? KPR ini membuat rumah yang seharusnya berharga ratusan juta disubsidi asal kaga lebih dari 500 juta (kalau nggak salah) Ane lupa dah gan.

Rumah ane aslinya 300 jutaan (kurang lebih) berkat KPR sejahtera dikompres jadi 210 jeti dan DP all total 30 jeti....wwkwkwkw...terus ada temen ane yang beli rumah sama tipe sama, pokoknya semua sama tapi di depok total jadi 400 jeti sekian dan DP 48 jeti, dia pake KPR biasa (duit ortu plus mertua)....kacian dah.

4. Jangan tunda beli rumah!
Ane udah ngider ke sana ke mari, ikut pameran properti ampe puluhan kali. Sampai akhirnya nemu rumah ane sekarang ini, pas ane datang seminggu setelah pameran properti rumah di perumahan itu langsung ludes bak kacang goreng! Terus ane telpon dah langsung marketernya dan tanya apakah ada rumah lagi yang kosong? Jawabnya kaga ada. Tapi ada cluster part 2 belom di bangun dan tinggal satu petak yang belum di booking. Ane kaga pake mikir langsung dah ane sikat.

BTW beli rumah itu merupakan investasi dalam bentuk lain, jadi kalau ada sesuatu misalkan ane pindah keluar kota atau negeri bisa disewakan atau over kredit.

5. Tak ada gaji yang tak cukup, yang ada life style yang nggak sesuai sama gaji.
Terserah agan mau nongkrong di starbuck, nonton hampir setiap minggu atau pelesiran ke luar negeri terus poto-poto upload di sosial media, ganti gadget ipon bla..bla..bla seperti temen-temen ane. Ujungnya takjub liat ane bisa beli rumah sendiri dan ngiler mode on, karena semua duitnya abis buat gaya hidup padahal logikanya untuk DP 30-48 juta andaikan nabung 1 jeti perbulan aja pasti bisa. Dan sekarang umur mereka nyaris 30 belum juga punya tempat tinggal tetap??????

1. Haga rumah sampai kiamat nggak bakal turun!
2. Rumah inden yang belum dibangun, lebih murah 30% dari rumah yang sudah jadi
3. KPR apapun kalau anda bukan karyawan tetap susah dan 80% kemungkinan ditolak, karena bank ingin kepastian bahwa anda terikat pada instansi bisa dikontak setiap saat.
4. Kalau bisa jangan KPR tapi beli cash langsung (walau tak mungkin)
5. Hanya KPR sejahtera dan KPR dari bank syariah yang fixed artinya cicilan tetap apapun yang terjadi.

Sekian gan, semoga membantu. Semua temen ane punya rumah gegara (hadiah biar tak keliatan menyedihkan) dari orang tua + mertua ketika mereka kimpoi. Ane berhasil dengan usaha sendiri, nggak bikin repot dan menyedot uang orang tua. Ane paling bangga bukan karena berhasil beli rumah tapi gegara nggak bikin repot orang tua, apalagi orang tua ane belum haji gan dan kemaren abis operasi prostat. Coba kalau ane mikirnya macam orang sini kebanyakan, kimpoi dibiayain orang tua, terus rumah dari orang tua, biaya persalian dari orang tua bla..bla...bla...cepek dah.

Kedepannya ane mau cari usaha tambahan plus buka investasi lagi, buat asuransi sama biaya persalinan. Ane memang belum kimpoi gan masih single (belum ada calon pula) lagi usaha. Cuma ane di inner circle kantor dan rumah yang bisa beli rumah sendiri, ingat jauhkan mindset kimpoi dulu nanti rejeki turun sendiri..bla..bla..bla. You are what you think!!!!
